Flooring Installation on South Hill, WA
South Hill's homes from the 1980s and 1990s are at the point where the original flooring needs to go. I work throughout the Canyon Road and Sunrise corridors and the developments off 112th and 122nd Street. The most common situation I find is wall-to-wall carpet that has been down for 25 to 35 years, sometimes with padding that has started to break down and hold odors. Underneath that carpet, the plywood subfloor is usually in fair condition, but I frequently find squeaky spots where the subfloor has separated from the joists. I screw down every squeak before installing new flooring because no one wants a brand-new floor that creaks when you walk across it.
About 60% of my South Hill flooring projects are LVP, and the rest split between engineered hardwood and porcelain tile for bathrooms. LVP makes sense here because many South Hill ramblers and split-levels have entries that open directly to the main living area, and muddy shoes are a daily reality in the PNW. I install rigid-core LVP with a minimum 20-mil wear layer for residential use, and I recommend 28-mil or higher for homes with large dogs. In split-level homes, I handle the transitions between levels with custom reducers and stair nosing pieces that match the flooring exactly. A typical South Hill flooring project for a 1,400 to 1,800 square foot home runs $12,000 to $24,000 installed. My flooring installation page goes into detail on all the product options.
South Hill is in unincorporated Pierce County, and standard flooring replacement does not require a building permit. If I find subfloor damage that requires joist repair or structural reinforcement, I pull a permit through Pierce County Planning and Public Works. In 1980s-era ramblers, I occasionally find subfloor sections near exterior doors or sliding glass doors that have taken water damage over the years. I cut out the damaged area, replace the plywood, and sister any weakened joists before the new flooring goes down.
