The 1980s homes in Edgewood often have those classic dated features: oak cabinets with cathedral-style doors, tile countertops with grout lines that trap everything, brass fixtures, and pink or seafoam bathroom tile. Surprise Lake Area. The homes around Surprise Lake are some of the most desirable in Edgewood. Properties here tend to be on larger lots with mature trees and a real sense of privacy. I’ve done kitchen remodels in this area where the homeowner wanted to take advantage of the wooded views by enlarging windows and opening up the kitchen layout. A typical kitchen remodel near Surprise Lake runs $45,000 to $105,000, reflecting the larger room sizes and higher-end finish selections that homeowners in this area prefer.

Jovita Area. Jovita is one of the older parts of Edgewood, and homes here range from 1960s ranchers to 1990s two-story builds. The older homes sometimes need plumbing and electrical updates before cosmetic work can begin. I always check the age and condition of these systems during my initial walk-through. The 1990s homes in Jovita are more straightforward, usually just needing updated surfaces and fixtures.

Along Meridian Avenue. The Meridian corridor runs through the western edge of Edgewood, and homes along this stretch are convenient to shopping and schools. These tend to be 1980s to 2000s construction with standard suburban layouts. Kitchen and bathroom remodels here fall in the typical Pierce County range of $33,000 to $88,000 for kitchens and $16,000 to $48,000 for bathrooms.

Why Edgewood Projects Tend to Be Bigger

Edgewood homeowners tend to go bigger on their remodels. That’s not a sales pitch. It’s just what I’ve observed over the years. The larger lot sizes and home footprints mean kitchens are often 150 to 250 square feet rather than the 100- to 150-square-foot kitchens I see in Puyallup’s older neighborhoods. More square footage means more cabinets, more countertop surface, and more flooring. It also means the projects take a bit longer, typically 6 to 10 weeks for a full kitchen renovation.

Master bathrooms in Edgewood homes are also larger than average. I’ve done master bath remodels here with separate shower and tub areas, double vanities stretching 8 feet or more, and dedicated linen closets that we rebuilt from scratch. These projects run $33,000 to $72,000 depending on material selections.

The other thing about Edgewood is that homeowners here tend to choose higher-end finishes. I install more natural stone countertops, custom cabinetry, and premium tile in Edgewood than in any other city I serve.
